Payment (Visa, MC and Discover)
After making a reservation, your credit card will immediately be charged the first nights stay as a security deposit. The balance for lodging and any packages/massages is charged 14 days prior to arrival. If you make a reservation within the 14 day arrival window, then your card will be charged the full amount. Sorry, we do not accept Amex.
If the charges are declined then we will contact you by phone and/or email to attempt to get another credit card from you, but if we cannot reach you within 24 hours then your reservation will be cancelled immediately making the dates you booked available to someone else. We will be happy to reinstate your reservation, if those dates are still available, once we have run the charges on a different credit card. All deposits paid thus far will be forfeited.
How our Charges Work
CHARGES APPEAR AS “PAYRENT” ON YOUR STATEMENT. We also advise you of this on your emailed confirmation, therefore, if you challenge your charges because you do not recognize PAYRENT on your statement, we will charge you a $50 penalty for 3 reasons.
(1) You have already been clearly advised that your charges will appear as PAYRENT.
(2) Our credit card merchant takes the money from our account until the matter is resolved and this can be up to 2 months.
(3) Our credit card company charges us a fee for EVERY chargeback filed against us.
(4) It takes a lot of our time defending ourselves to our credit card company and giving them documents to prove that our guests stayed here, etc.
We have informed you twice that PAYRENT will appear on your statement so PLEASE READ YOUR EMAILS.
First night’s lodging is charged immediately upon booking. Any balance due (including lodging, packages, massages) is charged to your credit card 14 days prior to arrival. If you make a booking with us and are already within our 14 day arrival window then the total is charged immediately. However, this charge is displayed on your credit card statement as 2 charges........1st charge is the first night’s lodging, 2nd charge is the remaining balance. Please remember there is a 13% hotel/motel tax on all lodging. There is no tax on massages or winery packages and most of the remainder of our packages have 6.75% tax. Please refer to our “Romantic Packages” page for details.
Cancellations made outside of our 14 day arrival window. All funds paid to that date will be refunded minus a $25 re-booking fee. Changing dates within our 14 day arrival window constitutes a cancellation.
Cancellations made within our 14 day arrival window. You are responsible for the total amount of your stay unless we can re-book it to someone else . You are not responsible for the dates that we can re-book , then only a $25 re-booking fee will be charged. A refund will be given accordingly.
If you want to re-schedule within the 14 day arrival window, this is considered a cancellation. In other words, you may re-schedule, but you are still financially responsible for the original dates you booked . If we can re-book your original dates to somebody else then there is only a $25 re-booking fee..
No-shows are ALWAYS charged for the complete stay, no exceptions. We email you a confirmation giving you explicit directions on how to find us. It is your responsibility to make sure you receive this email and to bring a copy with you. We always send emails but we have no way of knowing if you receive them. Not being able to find our Bed & Breakfast is NOT a valid reason for cancellation. If you book the wrong date and have to cancel, you will be subject to the above cancellation policy. If you only book 1 night and meant to book 2 nights, you will be asked to leave after your first night (unless the property you booked is available for a second night) to make way for the guest that booked the second night that you meant to.
There is no administrative fee for changing dates the first time (so long as they are not within 14 days to arrival date). However, if you change dates a second time you will be charged a fee of $25. If you change dates a third time you will be charged a fee of $30. All subsequent date changes will incur an additional $10 fee over and above the aforementioned fees.
Check In/Out Times
Check in 3 pm or anytime thereafter (no early check ins)
Check out by 11 am (no late check outs)
The above times are strictly adhered to so that housekeeping can get accommodations clean and ready on time for the next guests. We will automatically charge your credit card a full nights stay for late departures as we may not be able to get the lodging clean in time for the next guests and we will need to offer them a discount or pay for their nights stay somewhere else.
You are emailed a confirmation giving you details of your reservation, contact info, directions, check in arrangements etc. etc. It is your responsibility to ensure you have the correct dates, property, number of nights etc. and to bring the confirmation with you or make notes of any pertinent info that you will need. If you do not receive your confirmation within 48 hours of your booking (we send emails but we have no way of knowing if you receive them) it is your responsibility to contact us and let us know. Failure to find any of our properties is not a valid reason to deny charges.
Smoking is not permitted inside our properties – you are only allowed to smoke outside. Kindly leave your cigarette butts OUTSIDE. Failure to comply with our NO SMOKING POLICY will result in an immediate $350 fine on your credit card. This charge covers dry cleaning of duvet covers, duvets, drapes and cushions and the time taken to air the building out. It also compensates the next guests that was due to stay there if we have to move them to a different cabin.
We reserve the right to charge your credit card for any excessive cleaning, damages plus handling done to our property or anything else that departing guests may have done that results in extra time for us to get the bed & breakfasts ready for incoming guests
Visitors, Parties etc.
No parties, weddings, get togethers, deliveries, visitors, etc. are allowed without our advance permission. No exceptions.
Pets & Children
Pets and children are not permitted at any of our Bed & Breakfasts except Cat’s Cradle where 1 small pet is permitted. Your pet needs to be crated in your absence and on a leash outside and under your control at all times and they are not allowed on the furniture. You are responsible for any and all damages done by your pet.
If you bring an undeclared pet, we will charge your credit card our pet fee of $15 per night plus a $25 per night penalty fee for not declaring the pet. If you bring children to our bed and breakfasts, you will be charged $250 per child per night. Many of our guests have booked our bed and breakfasts based on our policies and rules of “no children” and are normally here to get a rest from kids. Having kids outside screaming has disturbed our guests on several occasions and we have had to give them a discount or even a free night. This is where your $250 penalty goes.
Lost and Found
If you leave personal items at our bed and breakfasts, you have to contact us within 7 days of your departure date, after which time we donate them to charity. We will be happy to mail them back to you and charge the mailing fee (USPS priority) plus a $10 handling fee. Any and all underwear left at our bed & breakfasts is disposed of immediately. Pillows are only kept for 3 days after guests departure.
WE RESERVE THE RIGHT TO REFUSE SERVICE TO ANYONE.
PLEASE BE AWARE THAT WE HAVE ANIMALS ON OUR PROPERTY. If you are allergic to animals, book one of our B&B’s and then cancel due to the fact that you are allergic to animals, you will be charged the full amount. No exceptions.
We do not allow candles of any kind…… if we find candles in our bed and breakfasts they will be removed and returned to you on your departure.
WE SINCERELY APOLOGISE FOR ALL THESE POLICIES BUT WE HAVE HAD CONSIDERABLE DAMAGE DONE TO OUR BED AND BREAKFASTS, LOST A GREAT DEAL OF REVENUE DUE TO A NON-RIGID CANCELLATION POLICY, HAD PETS ROAMING FREE AND TINKLING ON DRAPES , GUESTS WHO HAVE BROUGHT CHILDREN WHO HAVE UPSET OTHER GUESTS BECAUSE THEM CAME HERE FOR A QUIET GETAWAY ETC. ETC. IT IS ALWAYS A FEW PEOPLE WHO SPOIL IT FOR THE REST OF US.
WE RESERVE THE RIGHT TO REFUSE SERVICE TO ANYONE.
